Why Heritara

What sets us apart from a general filing service.

We work quietly, explain everything, and focus entirely on making your household records findable — for you and for the people who may need them after you.

Core Advantages

Six things Heritara does well

These are not promises — they are the principles that guide how we work with every household.

Domain-specific knowledge

Our team has direct experience working with Thai property registries, notary offices, and the document landscape that affects households in northern Thailand. We know the paperwork — what it is, who issues it, and what it typically means.

Bilingual and clear

We work in both Thai and English. Our printed materials are written in straightforward language — no legal jargon, no unexplained abbreviations. If a term needs clarifying, we clarify it on the spot.

In-home service available

For most of our work, we come to you. Sorting records is much easier when the documents are already where they live. We handle the visit carefully and leave the space as we found it.

Family-readable outputs

Our summaries and filing systems are designed so that other family members — including those not present during the process — can navigate the archive without help. The goal is a record anyone can follow.

Honest about our limits

We are not a legal or financial service. When a question goes beyond document organisation and general information, we say so and direct you to the right professional. We would rather give an honest referral than overreach.

Fixed, transparent pricing

Each programme has a clear price set before we begin. There are no hourly extensions, no add-on charges for printed materials, and no fees for follow-up questions asked within a reasonable period after a session.

In More Detail

What each benefit looks like in practice

Professional background in Thai records

Our lead organiser worked directly with property registries and notary offices in Chiang Mai for many years before founding Heritara. That background means she can look at a Nor Sor 3 Gor or a Chanote certificate and explain, without hesitation, what it is, who holds a copy, and why a household would typically keep it. Most general filing or administrative services cannot offer that kind of direct contextual knowledge.

Plain language, always

Every printed organiser, session note, and written summary we produce is drafted in language that a non-specialist adult can read without a dictionary. We test our materials against this standard before giving them to clients. The glossary included in the Information Sessions programme covers the forty-odd terms that most often confuse households — each defined in two or three sentences, without cross-referencing legal codes.

A service built around your pace

We do not schedule back-to-back visits. When we come to a household, we allow enough time to do the work without rushing. If you want to stop and ask questions, we stop. If a visit covers less ground than expected because the household had more documents than anticipated, we simply schedule another session. There is no extra charge for that, and we do not treat it as a problem.

Clear, all-inclusive pricing

Each programme is priced to include all materials, sessions, and standard follow-up. The Starter Sort (āļŋ3,650) covers one visit and a printed organizer. The Information Sessions (āļŋ14,200) cover the full session series, printed notes, and glossary. The Family Archive Programme (āļŋ34,400) covers the complete archive build, written summary, filing layout, and family briefing. No extras are added after the fact.

A household that knows what it holds

At the end of any Heritara programme, you will have a clearly labelled, organised archive and a written index of what it contains. You will know which categories are complete, which might have gaps, and where to go if something formal needs to be added. That is a tangible, practical result — not a folder of vague suggestions.

How We Compare

Heritara versus a general administrative service

This is not to say general services are without value — but they are designed for different needs. Here is how the approaches differ.

Feature Heritara Typical Filing Service
Knowledge of Thai estate documents
Plain-language explanations of each document type
In-home visits available
Written summary for family members
Referrals to official sources and professionals
Printed glossary of common terms
All-inclusive fixed pricing
Bilingual (Thai & English) service

Comparisons are general. ✓ = standard offering, — = variable, ✗ = not typically included.

Distinctive Features

What only Heritara does

Northern Thailand focus

We are based in Chiang Mai and our knowledge reflects the document landscape of northern Thailand specifically. This includes land titles, temple-registered documents, and the administrative forms issued by Chiang Mai municipal and provincial offices.

Family briefing as standard

The Family Archive Programme includes a scheduled briefing session where we walk another family member — a sibling, adult child, or trusted person — through the completed archive. This is included in the programme price and is not optional: we consider it an essential part of the work.

Printed materials, not digital

We deliver everything on paper. A printed organiser does not require a device, a password, or a subscription. It can be found in a drawer and read by anyone. We have made a considered choice to keep our outputs simple and physical.

Referral network, not upselling

When we refer you to a solicitor, accountant, or government office, we have no commercial relationship with that party. Our referrals are based on our knowledge of reputable practitioners in Chiang Mai, nothing else.
